- Respond to electrical faults, alarms, and service interruptions.
- Perform first-level troubleshooting on panels, breakers, lighting, and circuits.
- Conduct routine inspections of electrical rooms and identify potential risks.
- Perform basic diagnostics and maintenance on HVAC systems.
- Replace filters, adjust belts, clean drain lines, and monitor system performance.
- Identify and escalate system abnormalities or failures.
- Monitor and support operation of water pumps, pressure systems, and related mechanical equipment.
- Identify abnormal conditions such as:
- Noise
- Vibrations
- Leaks
- Pressure inconsistencies
- Perform basic checks and support maintenance activities within defined limits.
- Escalate mechanical failures to specialized vendors when required
- Support monitoring of fire alarm systems (FACP) and related devices.
- Respond to alarms and assist with initial verification procedures.
- Report system faults, impairments, or abnormalities immediately.
- Support operation of critical systems including UPS, and elevators (coordination level).
- Assist in preventive and corrective maintenance activities.
- Manage, update, and close work orders in CMMS.
- Maintain accurate records of interventions, incidents, and system conditions.
- Track recurring issues and support data-driven decision-making.
- Follow all safety procedures including LOTO, PPE, and safe work practices.
- Identify and report hazards or unsafe conditions.
- Ensure compliance with building and safety standards.
- Support operational efficiency and system optimization initiatives.
- Provide feedback on system performance and maintenance opportunities.
- Act as first responder during system failures and building incidents.
- Support rapid stabilization of critical systems.
- Perform basic condition monitoring using:
- Thermography (where applicable)
- Visual inspections
- Noise and temperature checks
- Identify early signs of failure such as:
- Overheating
- Wear and tear
- Imbalance or abnormal operation
- Document findings in CMMS and report anomalies.
- Support tracking of equipment trends and recurring issues.
- P1/P2 incident response and stabilization time
- Work order SLA compliance
- Repeat incident rate
- CMMS data accuracy
- Safety compliance and incident prevention
- CMMS / Helpdesk platforms
- Electrical testing equipment (multimeter, clamp meter)
- HVAC maintenance tools
- Basic mechanical inspection tools
- Thermography tools (basic use)
- Fire alarm panel interface (FACP)
- Two-way radios
- Building Management System (BMS)
- Multi-system troubleshooting (Electrical, HVAC, Mechanical)
- Basic understanding of pump and water systems
- Strong safety mindset and compliance discipline
- Ability to prioritize and respond under pressure
- Analytical thinking for early fault detection
- Effective communication and documentation skills
- Minimum 2 years of experience in Facilities Maintenance, Electrical, HVAC, or Mechanical systems.
- Technical certification in Electrical, HVAC, Mechanical, or related field.
- Experience with CMMS systems (preferred).
- Knowledge of LOTO and safety standards.
- Basic to intermediate English proficiency (preferred), especially for reading technical manuals, vendor coordination, and system interfaces.
- Experience in corporate or commercial buildings.
- Exposure to predictive maintenance practices.
- Basic knowledge of:
- Fire alarm systems
- UPS systems
- Pump and water systems
- Ability to communicate in English (verbal and written) is a plus.
